Nancy Clapp advises commercial banks and other lending institutions in providing construction and permanent financing for tax credit-supported affordable housing projects. With more than 15 years of experience in a wide range of commercial real estate transactions and 12 years of experience with affordable housing projects, Nancy brings a broad base of experience to help her clients navigate the unique world of tax credit-supported financing.

Nancy works closely with her clients to understand and work through the unique circumstances of each deal and to ensure that her clients’ interests are protected, while also creating a collaborative working relationship with other parties to the transaction. She leads transactions and advises her clients on the impact of the multiple layers of financing that are a part of most affordable housing transactions, both in the construction and permanent phases of the project, with the goal of always negotiating the best position for her clients.

Closes approximately 20 new affordable housing transactions each year for a wide range of institutional lenders.

Broad-based experience

Brings a broad base of commercial real estate experience, having represented equity investors, developers, and institutional lenders in all types of transactions for all different types of asset classes.

Construction loan for multi-family low-income housing project

Represented lender in connection with the $52 million financing of two inter-connected projects involving the construction of one cohesive high-rise multifamily residential development located in San Diego, using federal low-income housing tax credits and tax-exempt bond financing. (2015)

Financing for hotel

Represented lender in connection with the $200 million financing of a hotel located in Seattle. (2015)

Sale of hotel

Represented seller in connection with the $170 million sale of a hotel located in Denver. (2015)

Financing for high-rise office building

Represented lender in connection with the $150 million financing of a high-rise office building located in San Francisco. (2014)

Financing for high-rise multifamily residential building

Represented lender in connection with the $154 million financing of a high-rise multifamily residential development located in Bellevue, Wash. (2013)
